What Size Furnace Do I Need for My Home?

Furnace size is measured in BTUs of heat output per hour, not in tons or horsepower. Getting it roughly right is easy. Getting it exactly right takes a load calculation — and the difference between the two shows up in your comfort every winter.
The starting-point estimate
A common rule of thumb uses 30–60 BTU per square foot depending on climate. Mild southern climates sit at the low end; northern climates sit at the high end. That gives you a bracket, which is enough to shop with.

Output BTU, not input. An 80% furnace delivers about 80% of its input rating as heat.
What the square-footage rule misses
- Insulation levels in the attic and walls
- Window count, age and glazing
- Air leakage — a 1920s house and a 2018 house of the same size are not comparable
- Ceiling height and open floor plans
- Whether the basement or attic is conditioned
- Sun exposure and how sheltered the house is from wind
Why final sizing needs verification
The industry standard is a Manual J load calculation, which accounts for your actual construction, orientation and duct system. Your installer should also check that the existing ductwork can move the airflow the new furnace needs — a correctly sized furnace on undersized ducts still performs badly.
